Best Neighbourhoods for Families in the Fraser Valley

What Makes a Great Family Neighbourhood?

After years of helping families relocate to the Fraser Valley, I've found the criteria are remarkably consistent: school quality, safety, community feel, parks and recreation, and value for money. Here are my top picks.

1. Willoughby Heights, Langley

Why families love it: Purpose-built community with wide streets, parks every few blocks, new schools, and a tight-knit feel. The fastest-growing area in BC for a reason.
  • Avg home price: $900K–$1.4M (townhouses from $750K)
  • Top schools: Willoughby Elementary, RE Mountain Secondary
  • Parks: Willowbrook, Lynn Fripps Park
  • Commute to Vancouver: 45–55 min via Hwy 1

2. Morgan Heights / Rosemary Heights, South Surrey

Why families love it: Mature neighbourhood with large lots, top-ranked schools, and a strong sense of community. Very walkable with the Morgan Crossing shops nearby.
  • Avg home price: $1.4M–$2.2M
  • Top schools: Ecole Woodward Hill, Earl Marriott Secondary
  • Parks: Rosemary Heights Park, Elgin Heritage Park

3. Cloverdale, Surrey

Why families love it: Small-town feel inside a big city. Heritage charm, affordable prices, great elementary schools, and huge lots compared to the rest of Surrey.
  • Avg home price: $1.1M–$1.6M
  • Top schools: Cloverdale Traditional, Lord Tweedsmuir Secondary
  • Parks: Cloverdale Athletic Park, Hjorth Road Regional Park

4. Abbotsford East

Why families love it: Most affordable entry point for a detached home in the region. Access to Mount Lehman and Eagle Mountain areas with views, trails, and quieter streets.
  • Avg home price: $850K–$1.2M
  • Top schools: Abbotsford Christian, MEI Secondary
  • Parks: Mill Lake, Ledgeview Golf Club nearby

Final Thoughts

Every family is different. The "best" neighbourhood is the one that matches your priorities — whether that's walkability, school rankings, lot size, or community events.
